Replacement of timber features with aluminium sections to avoid maintenance with timber over time, handing over of “defect free” homes to home owners, overall improvements in quality of fixtures and fittings which assisted in improved sales margins.

- Due to the nature of the project homes were constructed in accordance with sales driven variations. Increases in contract value included supply and installation of water tanks, additional landscaping and home owner variations. No variations were instigated by 50plus.
- Improvements in design were carried out throughout the course of the project. Eg. Replacement of timber features with aluminium sections to avoid maintenance with timber over time, handing over of “defect free” homes to home owners, overall improvements in quality of fixtures and fittings which assisted in improved sales margins.
- Homes were handed over to home owners directly by 50plus thus homes were meticulously cleaned for the handover process. Handover included induction to community as well as use of appliances in their homes and the maintenance of home.

- Increased in contract sum was in relation to landscaping of the common areas throughout the development.
- Introduced aluminium screens to project in lieu of high maintenance timber. Introduced more typical type residential construction materials and buildability to the project which reduced initial costs. Eg. Waffle pod slabs, brickwork detailing.

- Stage 2 was a negotiated design and construct based upon our performance in stage 1. A cost reduction of 10% per square metre was achieved for the stage 2 project which was used by the client to increase the size of their ILU’s.
- Designed ILU’s based upon feedback from trades on buildability issues. Introduced site specific safety procedures to accommodate risk related activities adjacent other work areas due the close proximity of ILU’s to each other. Designs complied to AS 4299-Adaptable Housing for adaptable design. Our designs have been further refined for stage 3 and are now being used as RSL Care’s generic design for all their ILU projects.
